We will consider any type of property in Schenectady, Albany, Rensselaer and Saratoga Counties, but we prefer single-family homes that we can remodel and redesign.

Yes. We frequently buy properties "as is" that require clean outs.
We buy with cash and do not charge commissions. Scott is a licensed realtor in New York and we follow all New York State Fair Housing and Agency Disclosure requirements, but most of our team is not licensed. We are happy to work with agents, but do not charge closing costs. As a seller you should have an attorney represent you, and you will have to pay any applicable taxes. In general, we try to keep it as simple as possible, and can explain more depending on your unique situation.
We have closed nearly 20 deals in the Capital District area including Troy, Schenectady, Scotia, Round Lake, and Ballston Spa. Our goal is to acquire ten additional properties in the next year.
This sounds simple and, for us, it is. Many people say they have cash, but actually use hard money loans that still require an appraisal. Or, they don't have the money at all and plan to "wholesale" the property or bring in another partner to fund the deal. We keep it simple and have the money ready to go. We are prepared to show you our bank statement, make a deposit with a purchase, and close very quickly. This saves you time and you do not have to worry about an appraisal or bank inspection.
